These houses will sit on the market forever, since very few people want to buy a new house and then clean up the mess. At some point, the owner probably just wants to get out, for almost any price. You can usually buy for 5%–10% below the market value, just because the house is dirty and messy. Sometimes the discount can be even greater.
While you will not make a huge profit on this type of flip, it is a way to make a small profit that is quick, painless, and worry free. If you are able to do four to six housekeeper flips a year, and make a $10,000 profit on each one, you can easily live comfortably on your income from the flips.
