You will need your own contract form, although you can modify one used by other people instead of reinventing the wheel. Most local Associations of Realtors do have a suggested contract form for their members. It will usually comply with all state laws regarding disclosures.
The forms are typically very even-handed because real estate agents use the same form, with situational modifications, when they represent sellers and when they represent buyers. Every company changes the form a little bit, though, to reflect their experiences and concerns. If you can find one to use as an example, it is at the very least a good checklist of what you should include in your own agreement.
