Minimally, the buyer should get the following
• The HUD-1 form, called the settlement statement, which itemizes services provided and the fees charged.
• A truth in lending statement that tells the buyer exactly how much he or she is paying for the house.
• A copy of the signed mortgage note or legal promise to pay the mortgage debt.
• A mortgage or deed of trust.
• A copy of the final closing costs document.
• Copies of all other documents exchanged in the closing.
